Luxury real estate requires a different approach because value is often determined by more than square footage, bedroom count or neighbourhood averages. A higher-end property may include custom construction, premium finishes, extensive landscaping, significant acreage, waterfront, architectural features, exceptional views or amenities that are difficult to compare directly with other homes. Understanding how those features contribute to market value requires careful analysis, local knowledge and an appreciation for what buyers in this segment are actually looking for.

My approach is based on understanding the property in detail, examining the relevant market data and developing a strategy that reflects both the home's individual characteristics and current buyer demand.

For sellers, pricing a luxury property can be particularly challenging. There may be fewer recent comparable sales, and seemingly similar properties can vary substantially in quality, location, land, design and overall appeal. A large home does not automatically command a premium simply because of its size, just as expensive renovations do not always translate dollar-for-dollar into market value. Buyers consider the complete property, including layout, craftsmanship, condition, privacy, views, lot characteristics, location and how well the home compares with other options available at the same price point.

That makes pricing strategy especially important. I look at recent sales, current competition, historical market activity and the characteristics that differentiate the property. Where direct comparables are limited, the analysis needs to go beyond simple price-per-square-foot calculations. The objective is to establish a price and market position that can be supported by evidence while still recognizing the unique qualities of the home.

Presentation is equally important. Buyers considering higher-priced properties generally expect a high standard of marketing, but effective presentation is not about making a home appear more extravagant than it is. It is about communicating quality, scale, setting and lifestyle accurately. Professional photography, video, floor plans, property-specific digital marketing and carefully written descriptions can help buyers understand what distinguishes the property before they ever schedule a showing.

Preparation should also be tailored to the individual property. Some homes benefit from staging, repairs or cosmetic improvements before coming to market, while others may require very little. The question is not simply what can be changed, but whether a particular improvement is likely to influence buyer perception or improve the property's competitive position. I help sellers prioritize the areas that matter and avoid unnecessary spending where the return is uncertain.

Privacy and discretion can also be more important in the luxury market. Sellers may have specific preferences regarding how their property is promoted, how showings are managed and how information about the home is distributed. A marketing plan should account for those priorities while still providing the exposure necessary to reach qualified buyers.

For buyers, evaluating a luxury property requires just as much care. Custom homes and estate properties often include features that are not easily captured in a standard listing. Construction quality, mechanical systems, acreage, outbuildings, pools, waterfront, wells, septic systems and extensive renovations may all require additional investigation. Understanding ongoing maintenance costs and future capital expenses can be just as important as determining whether the purchase price represents reasonable market value.

Financing and appraisal can also require additional planning. When comparable sales are limited, an appraiser may have fewer directly similar properties available for analysis. Buyers should understand this possibility before making an offer and work closely with their lender and other professionals where appropriate.

The negotiation process can be different as well. Price remains important, but closing dates, conditions, included items, deposits and other terms can become significant parts of the discussion. Whether representing a buyer or seller, my role is to help evaluate the complete offer, identify potential risks and opportunities, and develop a negotiating strategy based on the client's priorities.

Luxury real estate should not be about creating unnecessary hype around a property because of its price. It should be about understanding what genuinely makes the property distinctive, determining how the market is likely to value those characteristics and presenting that information clearly to the right buyers.
