Buying a home is one of the largest financial decisions most people make. Whether you are buying your first home, moving to another property, purchasing a cottage or waterfront home, relocating to the Peterborough area, or buying an investment property, having good information matters.
I help buyers throughout the City of Peterborough, Peterborough County, the Kawarthas and surrounding communities understand the local real estate market, evaluate properties and make well-informed decisions.
My approach is not about pushing you toward a purchase.
It is about helping you understand what you are buying, what the property is worth, what risks should be considered and how to structure an offer that makes sense for your situation.
A successful home purchase starts before we begin looking at properties.
We will first establish your budget, financing, timing, preferred locations and the features that matter most to you.
Your mortgage pre-approval tells us how much a lender is prepared to finance. That does not necessarily mean you should spend the maximum amount available. We will also consider monthly carrying costs, property taxes, utilities, closing costs and how the purchase fits into your broader financial plans.
We will then narrow your property criteria to the things that are genuinely important.
That may include:
A focused search makes it easier to recognize the right property when it becomes available.
Once we have established your priorities, I will create a customized MLS® property search based on your criteria.
You will receive new listings as they become available, but finding the right home involves more than monitoring MLS®.
As we evaluate properties, I will help you consider factors that may affect both your enjoyment of the home and its future marketability, including:
The objective is not simply to find a house that photographs well.
It is to determine whether the property, location and price make sense together.
One of the most important parts of buying real estate is separating the asking price from market value.
A listing price is part of the seller's marketing strategy. It does not automatically tell us what a property is worth.
Before you make an offer, I review relevant information such as:
The purpose is to develop a reasonable range of value and understand where the property fits within the current Peterborough and Kawarthas real estate market.
That gives us a factual starting point for deciding whether to make an offer and what you are prepared to pay.
The goal is not simply to win the house.
The goal is to make a decision you can support with the information available.
An Agreement of Purchase and Sale involves considerably more than price.
Depending on the property and current market conditions, we may need to consider:
Before you sign an offer, I will review the agreement with you, explain the terms and discuss the potential risks and advantages of the strategy we are considering.
If there are competing offers, we will decide how to respond based on the property's value, the competition and your comfort level.
A multiple-offer situation should not change what the property is worth to you.
Once an offer has been accepted, there may still be important due diligence to complete before the purchase becomes firm.
Depending on the property, this could include:
A professional home inspection can help identify defects, maintenance concerns and other issues that should be understood before proceeding.
Your lender will need to approve both you and the property. An appraisal may also be required to confirm that the property's value supports the mortgage.
Certain properties may require additional investigation before an insurer will provide coverage.
Buying a rural home may involve additional considerations such as wells, septic systems, surveys, boundaries, zoning, road access and other property-specific issues.
Waterfront real estate can involve another layer of due diligence, including shoreline characteristics, water access, road access, wells, septic systems, surveys, shore road allowances and other title or property considerations.
Every property is different.
The conditions and investigations we recommend should reflect the property you are actually buying, rather than relying on a one-size-fits-all approach.
Peterborough & The Kawarthas offers a wide range of rural homes, cottages and waterfront properties, but evaluating these properties can be quite different from buying a home in an urban neighbourhood.
With waterfront property, for example, two homes with similar square footage may have significantly different values because of:
Rural properties can also involve wells, septic systems, larger parcels, environmental considerations, zoning and access issues.
These characteristics need to be considered when evaluating both the property and its market value.
If you already own a home, the timing of your purchase may need to be coordinated with the sale of your existing property.
There is no single strategy that works in every market.
Depending on current inventory, buyer demand, your financing and your personal circumstances, we will determine whether it makes more sense to:
The objective is to reduce unnecessary financial and logistical risk while keeping you in a reasonable negotiating position.
Buying your first home comes with an additional learning curve.
You are dealing with mortgage financing, deposits, legal documents, inspections, insurance and closing costs, often for the first time.
I will explain the process as we go so that you understand what is happening before you are asked to make a decision.
You should understand:
You do not need to become a real estate expert.
You should, however, have enough information to make an informed decisions.
When I represent you as a buyer, my responsibility is to work in your interests throughout the purchase.
Buyer representation in Ontario is documented through a written representation agreement. Before entering into that agreement, we will discuss the services being provided, the length and scope of the agreement and how brokerage compensation will be handled.
You should understand who represents you, what your obligations are and how compensation works before proceeding.
Clear documentation is meant to prevent assumptions and misunderstandings later in the transaction.
Once your conditions have been fulfilled or waived and the Agreement of Purchase and Sale becomes firm, we begin preparing for closing.
I will continue to help coordinate the transaction with your:
Shortly before closing, we will normally complete a final walk-through of the home to confirm that it is in the expected condition.
Your lawyer will handle the transfer of ownership and funds on closing day. Once the transaction has been completed and title has transferred, arrangements will be made for you to receive possession of your new home.
Buying real estate involves a series of decisions.
My job is to make sure you have the information you need to make them.
You can expect:
You will never be encouraged to buy a property simply for the sake of completing a transaction.
The right purchase is one that makes sense for you.
You do not need to be ready to make an offer before we have a conversation.
Perhaps you are wondering what you can afford, whether now is a good time to buy, which Peterborough neighbourhood may suit you, how buying a rural or waterfront property differs from buying in the city, or how to coordinate buying with the sale of your existing home.
Those are good conversations to have before you begin seriously looking at properties.
I would be happy to discuss what you are considering and help you determine your next steps.
Share a few details about the type of home or property you are considering below, your preferred location, approximate price range and timing.
I will get in touch to discuss your plans and how I can help.
